BOOKING CONDITIONS

1. The information describing the accommodation has been compiled as accurately as possible at the time of going to press. The Company, however, reserves the right to make occasional changes as necessary, but the overall high standards will be maintained.

2. Payment of the balance of the total cost of your holiday is due one calendar months before the date of commencement of your holiday. Failure to comply may result in cancellation of your holiday and forfeiture of your deposit.

3. Cancellation will result in the loss of your deposit, and unless we are able to re-let, you will be liable for the balance outstanding.

4. The holiday-maker undertakes to keep the premises and the furniture, fixtures and fittings and effects in or on the premises and gardens, in the same state of repair and condition as at the commencement of your holiday, excepting fair wear and tear. An inventory will be available. The Company will require compensation for damage, breakages or loss of items.

5. The holiday-maker undertakes to leave the premises in the same state of cleanliness and order in which it was found.

6. Representatives of the Company will be allowed reasonable access to the property at all times.

7. The number of persons using the accommodation must not exceed those stated by the holiday-maker on the booking form.

8. In the interests of other holiday-makers and residents, the Company reserves the right to request any holiday-maker causing a disturbance or behaving offensively to leave the accommodation immediately.

9. Whilst the Company has in force all appropriate insurances for public liability, responsibility cannot be accepted for the personal effects of residents or their guests who should take all normal and proper precautions to safeguard their property.

10. The Company cannot accept any obligation or liability for any alteration or cancellation caused by civil strife, strikes, sickness, bad weather, technical transportation problems or other circumstances amounting to force majeure.

11. It may, if you wish, be possible to change the dates of your holiday, the make up of your party or transfer it to one of the other premises described. There will be an administration fee of £10.00 (plus VAT). Re-arrangements cannot be made less than 2 calendar months prior to the commencement of your original booking.

12. Sorry but no pets are allowed.

13. We cannot accept bookings from people under the age of 18 years.

14. Guests are asked to please refrain from smoking within the premises.

15. The cottages are available from 3.00pm on the day of arrival to 10.00am on the day of departure.
